Legal 4 Landlords have a dedicated tracing department who to date have successfully traced over 7,000 missing tenants, Legal 4 Landlords can not only trace the debtor we can enforce the debt through one of our debt recovery services.
Legal 4 Landlords can also carry out employment tracing, if you know your debtor is working then we can trace them to clarify their employment, position, start date and office location.

Legal 4 Landlords have a stream line in-house system meaning we act quickly when tracing the debtor to speed up the process of recovering the debt. The Legal 4 Landlords Tracing Team will look at over 35 different search points and will not confirm a search until we have three independent confirmations. Once successfully traced the team will review your situation and give you advice on the best and most cost effective route to recover the debt.

Our fixed fee services aim to provide the current address of your absconding debtors. This is a no trace - no fee service, which means your payment will be refunded if the trace is not successful. Once the trace information form has been completed you will be given the option to select which speed of service you require.
Employment Trace
Fixed Fee £60
Our fixed fee services aim to provide the current employment details of your absconding debtors. This is a no trace - no fee service, which means your payment will be refunded if the trace is not successful. Once the trace has been confirmed Legal 4 Landlords will supply you with options to enforce the recovery of the debt. This trace takes up to 21 working days to complete.
Combined Trace
Fixed Fee £90
If your tenant has absconded and you believe they are employed we can offer a combined fixed fee service to trace the tenant's current address and
confirm their employment details. Once the trace has been confirmed Legal 4 Landlords will supply you with options to enforce the recovery of the debt.
This trace takes up to 21 working days to complete.
Note: If one part of the trace is confirmed then you are liable for £60 of the cost and are entitled to a £30 refund.

87%. The success rate depends on the amount of information that you can supply.
What is the success rate with the employment trace?
92%. The success rate depends on the amount of information that you can supply and if you have the National Insurance number that is ideal.
Is it better to instruct the Trace immediately?
No, three/four weeks is the best time or the longer you leave it the higher the success rate will be.
How long does it take to get a result?
In most cases we can get a trace back within seven business days, in certain circumstances it can take up to 20 business days.
What checks are made?
We check over 35 registers, to confirm a trace we have to have confirmation from a minimum three independent sources.
