What you need to do:

  • You must have a full and detailed inventory of fixtures, fittings and contents within your property including a description of their condition, which has been signed by the tenant at the commencement of the tenancy. This must be updated and renewed at six month intervals.
  • The tenant must not be allowed to move in until notification has been received from L4L, or the policy will not be on risk
  • You must have a forwarding address for your tenant unless the tenant absconds from the property. We strongly recommend that you include this is in your outgoing inventory
  • All payments for this Guarantee must be cleared funds before tenancy commences
  • If dilapidations are identified mid-term or upon renewal, the landlord or agent must issue the tenant with a letter confirming that they are responsible for rectifying these within 14 days
  • You must visit the property after 14 days to ensure that any dilapidations have been rectified. Relevant notices through to eviction must be served if dilapidations have not been rectified
  • All tenants must be fully referenced and approved by L4L

    Can I take this guarantee out half way through the tenancy?

    No, you have 14 days to take the guarantee from time of reference.

    How quickly will I get paid?

    All successful claims are paid within 14 working days.

    Do I need to obtain a tenant reference for all tenants?

    Yes, you must obtain a credit check & relevant references for each and every tenant named in the Tenancy Agreement(s), including marital spouses. Any dispute with an occupant in the property that is not a named tenant and has not passed a tenant reference will not be covered under the guarantee.

    How long does the guarantee last?

    The guarantee lasts the life of the tenancy, subject to the terms and conditions
